I am based in central Massachusetts, and my offer includes up to 30 minutes travel time each way. A $25 travel fee will be assessed for every 30 minutes in excess of the included time.

My work is never rushed as a run and gun technique could lead to poor results. 

The amount of time needed to photograph a home or any commercial building can vary, the main factors being the the property size and the amount of open space.

Both photo and video production will require at least 1 to 2 hours for small properties. Large properties  can take longer up to a day or more.

Details will be discussed before the session to make sure expectations and timing will be clear from the beginning.

I take pride in be as flexible as possible as I understand the nature of the business. 

Providing schedule availability,  I will reschedule at no cost up until 24 hours from the originally scheduled time.

Cancellation and rescheduling within 24 hours will incur a $50 fee.

The fee will not apply if a new time and date is required due to bad weather. 

Overcast days might be advantageous in taking pleasant soft images without harsh highlights and shadows.

However, if the weather is particularly bad and does not allow optimal results, rescheduling at no cost will be accommodated.

Yes,  basic editing includes composition, color correction, exposure, sky replacement and vertical lines. 

More advanced editing, such as object removal and virtual staging will be provided at extra cost depending on the request. 

More is not necessarily better, depending on property size a “sweet spot” number of photos can range from 20-25 to 30-35.

Too many photos, in particular repetitive photos might result in confusion and boredom, especially when browsing listing after listing.

Expectation for every shoot will be discussed with you beforehand.  

Next day delivery for MLS photos, up to a week for a cinematic virtual tour, depending on the project.

As usual, details of delivery time will discussed before the start of the project. 

It is preferred but not necessary, especially when we have not worked together before.

Either way, I must be made aware of key features that need to be photographed (for example, some agents like to see the mechanics or the garage interior, some others do not want them included).

De-cluttering the home is the responsibility of the homeowner and it is advisable you checked yourself how the property looks before shooting.

Payment is due at time of delivery.

I guarantee my work 100%. If you do not like what you see, you do not need to pay for it, as simple as that. In this case, photos or any product provided will not be available download. 

Yes, I do retain the copyright of the delivered products.

Unless specifically agreed upon, as in case of commercial licensing, delivered products are for single MLS use  and social media promotion of the  CURRENT listing.
